Metro One Home Inspection

HVAC Inspections

Professional heating and cooling system inspections throughout the Kansas City metro to help buyers and homeowners understand visible HVAC conditions and operation at the time of inspection.

What We Evaluate

Heating and cooling systems are evaluated using normal operating controls and visual inspection methods when conditions permit safe and appropriate operation.

Heating Equipment

Accessible furnaces, heat pumps, boilers, and other installed heating equipment are visually evaluated and operated when conditions allow.

Cooling Equipment

Accessible air-conditioning and heat-pump cooling equipment is reviewed and operated when exterior conditions permit.

Thermostats & Controls

Normal operating controls and representative thermostats are used to evaluate basic system response.

Distribution

Visible ductwork, registers, radiators, and other accessible distribution components are reviewed for observable concerns.

Venting & Exhaust

Accessible venting and exhaust components are visually reviewed for observable installation, deterioration, or connection concerns.

System Condition

Visible age-related deterioration, damage, leakage, unusual operation, and other observable conditions are documented.

HVAC Inspection Includes

  • Accessible heating equipment
  • Accessible cooling equipment
  • Normal operating controls
  • Visible distribution components
  • Accessible venting and exhaust
  • Visible condensate-related components
  • Observable system-condition concerns

Temperature Limitations Matter

Cooling equipment should not always be operated during cold exterior temperatures because operation outside appropriate conditions can damage equipment or produce unreliable results.

When weather or other conditions limit operation, that limitation is documented in the inspection report rather than forcing equipment to operate under unsuitable conditions.

Important: A home inspection is a visual and operational evaluation of accessible components. It is not a substitute for invasive diagnostics, refrigerant testing, combustion analysis, or specialized HVAC servicing.
